El Madroñal sits slightly lower and closer to the coast, spread across 223 hectares of pine and cork oak forest between La Zagaleta and the residential area of La Heredia. Annual running costs, including community fees and maintenance, typically run to €70,000 or more per year.

El Madroñal offers more architectural variety — Andalusian, contemporary, classic Mediterranean and modern high-specification homes. Prices generally range from €2 million to €10 million and beyond, with plots from approximately 2,600 m². The overall cost of ownership is typically lower, and the community has a more relaxed feel than La Zagaleta.
