Plot for sale in a prime location in Nueva Andalucía with sea and golf views

The two plots, combined, are located in a cul-de-sac Calle Leo in Nueva Andalucía, facing south with golf and sea views. The plots are located in an area designated as consolidated land for the construction of detached single-family homes (UE – villa).

The total area is 3,669 m², 20% can be built on, the minimum plot area is 800 m², the occupancy rate is 25%, the height is 2 stories (7.5 m), and the boundary separations are 3 meters.

Impacts: The plot is impacted by the “Benabola” stream. We have a planning report for the plots, and we know the impacts that will be reflected in the plots. There will be an unusable area of 586.86 m² (where no building is permitted – only garden), leaving a
usable plot of 3,082.47 m² with a buildable area of 616.49 m². Please note that, in addition to the 616.49 m2 buildable area, a basement, terraces, and a solarium can be added (a villa with over 1,100 m2 and terraces).

Several options are available: the construction of a single mansion due to the exclusivity of the area. The second option is the construction of two villas; and the third option is the construction of the maximum number of units, three villas.
